Every new system starts with a site evaluation — soil testing to see how well the ground actually absorbs water, groundwater depth, and how much usable area the lot has once setbacks from wells, property lines, and water bodies are factored in. That evaluation determines what kind of system the site can support, not the other way around. Rhode Island’s OWTS regulations require a licensed designer to complete this testing and submit a design to RIDEM before any construction begins.

There’s meaningful excavation involved — more than a repair, since we’re building an entire tank and field from scratch. We’ll walk you through the expected footprint during design, and we restore the site once construction wraps up, but it’s fair to expect the yard to look different for a while during the process.

In most cases, yes, as long as the old system is still functioning at all — design and permitting take weeks, and you generally don’t need to stop using the property in the meantime. If the old system has already failed completely, we’ll talk through interim options.

A copy of your plat or lot survey helps if you have one, along with any well location information if you’re on private water. If you don’t have those on hand, we can usually track down what’s needed from town records.

It generally does, particularly if you’re replacing an old cesspool — a documented, code-compliant system removes a real question mark for future buyers and their inspectors. It’s not usually a dollar-for-dollar return, but it does remove a liability that could otherwise complicate a future sale.

Site conditions, more than anything else. A lot with deep, well-draining soil and no complications keeps costs toward the lower end. Shallow ledge, a high water table, or a tight lot that requires an engineered alternative system pushes cost up, sometimes significantly — which is exactly why the site evaluation happens before we ever quote a number.
